Landlord insurance in July 2026: what buy-to-let owners must cover

Standard home insurance usually excludes rented property. Buy-to-let lenders require buildings cover; liability, rent guarantee and contents for fittings remain the landlord's responsibility to arrange.

Once tenants move in, notify your insurer or switch to landlord cover. Claims on standard policies taken out as owner-occupied can be refused.

Buildings sums should reflect rebuild cost via the ABI calculator, not market value. Mortgage lenders must be named on the policy.
