What insurance does a landlord need in the UK?

In short: Buy-to-let landlords need buildings insurance (usually required by the mortgage lender), should consider landlord contents for fittings they provide, and need property owners' liability cover. Standard home insurance usually excludes rented property once tenants move in.

Buildings cover rebuilds the structure after insured events. The sum insured should reflect rebuild cost, not market price.
Contents cover is for carpets, appliances and furniture you own — tenants insure their own belongings separately.
Property owners' liability covers injury claims from tenants or visitors due to defects you should have fixed.
Optional add-ons include rent guarantee, legal expenses and home emergency. See landlord insurance explained guide.
