In short: Your conveyancer applies to HMRC for a authorised withdrawal; funds transfer directly to them at completion — not to your bank account. You must be a first-time buyer, buy with a mortgage, hold the LISA 12 months, and purchase at £450,000 or less.

Tell your solicitor early that LISA funds will form part of the deposit or completion monies. Some providers need several weeks to process the HMRC claim.
You cannot use a LISA for a buy-to-let or a home above £450,000 without triggering the 25% penalty on the withdrawal.
Two first-time buyers with separate LISAs can both use bonuses on the same property.
If the purchase falls through after release, special re-deposit rules may apply within 12 months — contact your provider immediately.
