Equity release products are regulated by the FCA. Lifetime mortgages are the most common — you borrow against home value with no monthly payments, but interest rolls up and can double the debt in little over a decade at current rates.
Equity Release Council members offer no-negative-equity guarantees — you never owe more than the property value on sale — but that does not stop debt eroding inheritance.
Drawdown plans release money in stages, slowing interest accumulation compared with taking a full lump sum upfront. Inheritance protection guarantees preserve a slice of value for beneficiaries at the cost of lower maximum release.
Large lump sums can end Pension Credit and Council Tax Reduction until capital falls below thresholds. Means-tested benefits assessments count released cash, not just the home.
