# What is the difference between buildings and contents insurance?

## In short

Buildings insurance covers the structure, roof, walls and permanent fixtures; contents insurance covers belongings you would take when moving. Mortgages require buildings cover; contents is optional but wise.

Buildings: rebuild cost if fire, flood or storm destroys the property — not the market value. Contents: furniture, clothes, electronics, carpets.

Leasehold flats: the freeholder often insures the building; you buy contents and sometimes contribute to building premium via service charge.
