## In short

Your solicitor transfers mortgage funds and deposit to the seller's solicitor; once confirmed, the estate agent releases keys. You should have buildings insurance from exchange and arrange utilities and post redirection.

Completion usually happens by early afternoon on a weekday. Funds move through the banking system — delays can push keys to late afternoon.

Stamp Duty must be filed within 14 days. Your solicitor registers you at HM Land Registry.

See mortgage offer to completion guide for the full timeline.
